The short answer
Pick fixtures with a PVD finish, order shower glass with a factory coating, and keep a squeegee in the shower. Those three choices prevent most hard-water problems.
- Grains per gallon: typical hardness across the Valley
- 10–20
- Grains per gallon is considered “very hard”
- 7+
- A post-shower squeegee prevents most glass haze
- 30 sec
- The fixture finish that resists scrubbing and minerals
- PVD
Finishes and products that hold up
Your bathroom will see minerals no matter what. These choices determine whether they wipe off or stay.
- 01
PVD-finished fixtures (brushed brass, nickel, graphite)
Arizona fit: 5 out of 5- Best for
- Every faucet and shower trim in a hard-water home
- Why it works
- The finish is bonded at a molecular level, so it handles scrubbing and mild descalers without wearing through.
- Watch out
- “Brushed gold” can mean PVD or a cheaper coating. Look for PVD on the spec sheet.
- 02
Factory-coated shower glass
Arizona fit: 5 out of 5- Best for
- Frameless and semi-frameless showers
- Why it works
- A coating applied when the glass is made helps water sheet off, so minerals don’t etch the surface.
- Watch out
- Aftermarket sprays work but have to be reapplied every few months.
- 03
Whole-house water softener
Arizona fit: 4 out of 5- Best for
- Homes with a lot of glass, stone and dark tile
- Why it works
- Removes the minerals themselves, protecting fixtures, glass, water heater and laundry.
- Watch out
- Adds sodium and uses salt. Some homeowners add a drinking-water filter at the kitchen sink.
- 04
Matte black finishes
Arizona fit: 2 out of 5- Best for
- Low-traffic powder rooms
- Why it works
- Dramatic and on-trend.
- Watch out
- White mineral spots show more on black than on any other finish. Plan to wipe it daily.

Do it yourself
DIY: descale a faucet aerator
If a faucet sputters or sprays sideways, the aerator is clogged with minerals. This is the fix.
- Time
- 15 minutes + soak
- Cost
- Under $5
You will need
- Aerator key or rubber-padded pliers
- White vinegar
- Small bowl
- Old toothbrush
- Towel
Close the drain
Lay a towel in the sink and close the stopper so small parts can’t fall in.
Unscrew the aerator
Turn it counterclockwise by hand or with an aerator key. Pad pliers so you don’t scratch the finish.
Soak in vinegar
Soak the parts in white vinegar for 30–60 minutes until the deposits soften.
Brush and rinse
Scrub the screen with a toothbrush, rinse well and screw it back on hand-tight.
Before you build
Check your own city's rules
Permits, zoning and setbacks are set by the city or town, and they change. Use these official pages to confirm what applies to your lot before you order materials or sign a contract.
Check paperwork you already have
Your parcel number (APN) is printed on your county property tax statement and usually on your deed or title documents.
Or search by address
The Maricopa County Assessor lets you search by street address or owner name and returns the parcel number.
Use it on the city tools
Scottsdale, Phoenix and Cave Creek map and permit tools accept an address, and many also accept a parcel number.
These are links to official government sites, not advice. Requirements depend on your lot, zoning and the scope of work, so confirm with the city or town and your designer before you start.
Where it matters
Phoenix
City water is consistently hard. Softener plus PVD fixtures is the standard spec in our Phoenix remodels.
Scottsdale
Floor-to-ceiling shower glass is popular. Specify factory coating when you order it.
Cave Creek
Many homes are on wells, which can be even harder. Test your water before choosing treatment.
FAQ
Questions, answered
Is a salt-free conditioner the same as a softener?
No. Conditioners change how minerals behave so they cause less scale, but the minerals stay in the water. You will still see spots on glass.
Can etched shower glass be restored?
Light haze can often be polished out by a glass restoration pro. Deep etching usually means replacing the panel, so prevention is cheaper.
Which finish is easiest to keep looking new?
Brushed nickel or brushed brass in a PVD finish. Brushed textures also hide water spots between cleanings.
